Overcoming planning objections
Negotiating local planning regulations is not an exact science. Although a policy framework exists, planners often interpret design subjectively, and they can also come under pressure from external bodies to deny development. In the case of Old Pewterspear Lane, a new build house in the garden of an existing property in Appleton, the original design was rejected by planners following neighbour and Parish Council objections. After studying the merits of the refusal, together with the relevant policy, Randle White Architects supported an appeal process, which included speaking at a planning committee, to ensure that the decision was overturned. This final decision also granted the client an award of full costs after the council was adjudged to have refused the original application without foundation.
